Polish office market – before, during and after the pandemic

A year has now passed since the state of pandemic was declared in Poland. Since that time, the office market has had to face unprecedented challenges and has certainly been forced to change course. Let’s take stock of the state of the sector and look to the future at the 12th Office Market Conference for Poland – Trends and Outlook, which will take place online on May 19th.

The transformation of the office market, accelerated by the pandemic, has been huge, but it has not taken the course predicted by the experts a little over a year ago. On the one hand, companies are holding back when it comes to decisions related to relocating and expanding their space; and on the other, new office buildings are still coming into use and others are planned. The word ‘hybrid’ has suddenly come into vogue, as it encapsulates both the combination of traditional leases and coworking, as well as the home office and working in traditional offices. There has also been a change in the approach in terms of the arrangement of office space, as well as a retreat from open space in favour of smaller, closed offices, while issues related to space optimisation and rental costs have also come to the fore. The task now faced by property managers, which is more difficult than it has ever been, is to ensure comprehensive security for both property owners and their users. Real estate funds, which were previously eager to invest in glass towers and office parks, are also finding that they have a hard nut to crack.
