The office market is still in a state of upheaval – while the demand for space has not been falling off, the supply is drying up, so the little vacant space that appears is gone in the blink of an eye. Could the high level of demand be dampened by the impending recession?
And when will we feel the effects of the supply gap? Are office buildings still an attractive proposition for funds? Which properties and markets are particularly in demand?
How has the relationship between tenants and landlords changed?
Have ESG principles become a permanent fixture in developers’ strategies?
What impact are rising construction costs and the difficult situation in the construction sector having on the office market?

These and other questions will be answered by the guests of the longest-running and most prestigious annual conference in Poland devoted to the Polish office market.
The most prominent experts and market players will summarise and analyse the last few months, identify the main trends, and present their forecasts for the future.

We also have a ‘sparring session’ in store for you – a clash between a developer and a local government official, in which both will provide us with their respective views on the investment process.

Office buildings have not been shining in the crowns of investment portfolios for another year. Investors are still struggling to finance projects, due to greater caution from banks, high competition in the investment land market, galloping inflation, and rising construction and fit-out costs. Older and lower-class properties have little chance of acquisition, although revitalization in the spirit of ESG and proptech solutions bring them some hope, as well as increasingly changing their functions. Will offices return to the focus of funds and revive as an asset class, and if so, in what form - glass towers in city centers, campus projects, or perhaps office components in mixed-use projects?

This year, everyone will feel the increase in operating costs, driven by inflation and rising utilities. Is the era of space optimization coming, with a flood of subleasing offers, or should we expect mass relocation to cheaper, less centrally located buildings and flexible offices? Or perhaps large tenants will move to regional cities? And how will this situation affect the return of workers to offices?
